Concept masterplan for the regeneration of a former industrial site

An ambitious urban regeneration project that represents an opportunity to revive a previously abandoned part of Pavia, whilst celebrating the industrial heritage of the Ex Necchi area.

With strengthened relations between Milan and the neighboring urban regions, regeneration of the 11-hectare disused industrial site offers a strategic opportunity for the wider city to create a sustainable gateway to the much loved historic center of Pavia.

Following an invitation-only private competition launched by a private developer, One Works proposed a sustainable mixed-use development designed to prioritize active transport and green infrastructure. Whilst acknowledging and celebrating the industrial heritage of the site, the proposed new district has been configured as an attractive place for a wide demographic with a mix of uses for the local community and visitors to the city, including sociable green spaces and a large urban park.

Previously cut off from the wider city with priority given to vehicles, our architects, planners and transport professionals proposed a masterplan that provides controlled accessibility to vehicles whilst offering maximum permeability to cycle-pedestrian flows and strengthening connections to the University of Studies, the Policlinic, and the popular Città Giardino district.

The design proposed also looked to preserve iconic buildings, including the former Necchi Factory and the industrial chimney as a landmark of the area’s industrial past.
