Redevelopment of a former industrial site to provide a new leisure-orientated Retail Park characterized by the local area and its history as a former brick furnace. The master plan for this exciting new retail park has been designed around elements of urban leisure to provide a range of family focused activities for leisure and well-being.
The introduction of these urban leisure functions will allow the local community to consider the commercial park not only as a destination to make quick purchases, but as an environment for entertainment and aggregation even after opening hours of core commercial activities.
The “court” type style of the new retail project, which takes into account the existing volumes, is enriched with a commercial promenade along three sides of the site. These has been designed to generate protected and safe spaces for visitors to take a break from the city environment (with windows on both sides) by detaching itself from the purely “commercial” reality that often characterizes these centers.
The spatial continuity is characterized by a central area, close to the car parks, where it will be possible to introduce thematic villages (like a market or festival) that can vary according to seasonality and anniversaries. These villages will also contribute to the real outdoor leisure area, which is also characterized by a range of sporting functions. In this way the commercial park becomes a dymanic”destination” and not only a strictly retail function.
To strenghten the link with the context and the history of the place, the design includes a choice of materials that underlines its functional vocation as a “former furnace” for the production of bricks. The cotto, in the form of vertical slats, becomes the key element for the façade cladding and roofs. Silver-colored aluminum panels cover the buildings of interest, highlighting them as exceptional in the rhythm of the façade.
This is a great puzzle, of which these activities make up the first piece of the same. Successive stages of development are already planned, including the outdoor area (along the existing slope) and in the indoor area (inside the existing building). The infrastructure being intrdocued will emphasize the existing functions, particolarizing them in a more evident way.
The functional and managerial separation of the areas, together with the intelligent use of spaces and perspectives inside and outside the center, generates an innovative and unique environment, which can become a social destination for both visitors and the entire territory.
