The masterplan prioritises a legible, pedestrian-friendly public realm, creating a seamless flow from private homes to a central heart animated by community facilities, retail, and welcoming landscapes. This central zone is conceived as a lively hub for social interaction, easily accessible to both residents and the wider community through car-free passages and landscaped paths linking to nearby shopping centres and transport hubs.
Inspired by traditional Najdi architecture, the design blends heritage with contemporary language. The iconic patterns, materiality, and use of small openings from the local vernacular are reinterpreted to create a unique and recognisable ‘House in the Hills’ style that is both original and appropriate for the city. This approach is applied across a diverse range of housing options, from private villas designed for maximum privacy to active apartment blocks that frame the central public spaces.
Sustainability is integral to the design. Energy efficiency is naturally achieved through building forms, such as overhanging elements and loggias that reduce solar gain. The project utilises locally sourced, low-embodied carbon materials, complemented by eco-friendly rooftop features like shaded structures and provisions for photovoltaic panels.
The proposal carefully balances built-up and open space to achieve the target saleable area without compromising quality. A phased construction approach, separating the luxury villas from the townhouses and apartments, ensures the project’s financial feasibility, allowing for an efficient and strategic delivery. The result is a coherent, sustainable, and culturally sensitive district that offers an exceptional quality of life.
